Schedule of Condition Records
A Schedule of Condition (or Property Condition Report) records the state of condition to a property at a given point in time.  They are used for a number of purposes, including recording the existing condition prior to the agreement of a Party Wall Award, to limit the repairing obligations of a lease, following construction works, and to protect owners and occupiers within shared properties.
A Schedule of Condition is undertaken prior to a lease agreement and often not relied upon until the lease expiry. It is at this point that the benefit is realised for having a detailed Schedule, the benefits of which can include being able to limit the negotiations at the end of a term when a  dilapidation claim may be brought and can also limit the financial impact relating to the condition that the property is returned in.

Photographic with accompanying text:

This format is particularly useful where clarification is needed or where the property’s condition may later be subject to dispute. Both options are produced with precision and clarity to support your legal or contractual requirements.
