The Party Wall Act
The Party Wall etc Act 1996 imposes a legal requirement on building owners proposing to undertake building work to serve notices on adjoining owners where the building work meets certain criteria.
Notices that may be served are 6 metre notices, 3 metre notices, line of junction notices and party structure notices, in many cases more than one notice is served to ensure that the requirements of the Party Wall Act are met.
Serving Party Wall Notices
The purpose of serving notices is to ensure that adjoining owners are fully aware of the proposed building works as the Party Wall etc Act applies, this enables a 'framework for development' to be agreed between their respective surveyors and a Party Wall Award produced enabling work to proceed in an agreed manner minimising inconvenience to the adjoining owners.
