What is involved in a building survey?
The most comprehensive of survey reports, a Building Survey, also known as an Acquisition Survey or Structural Survey. This report provides an in-depth inspection of the property. With the report aiming to determine and detailing the method of construction, condition and identification of defects, probable causes of those effects and suggestions for remedial action and necessary repairs. It also aims to provide information as to how the building is likely to perform in the future. 

This service can be customised to include advice on any proposed alterations and improvements that may be planned. Additional advice such as this can be requested prior to engaging our services.

We do our upmost to explain and detail without technical jargon that may cause confusion. We also offer a personal service whereby we encourage our clients to speak with our surveyors after they receive their report. Dilapidations Forecasts For Strategic Property Decisions
Chandlers Building Surveyors Ltd will look after your dilapidations commissions, either as a schedule of dilapidations prepared during the term of the lease, or more commonly, a terminal schedule prepared at, or near, the end of the lease.

Building Defects Analysis
Although based in the beautiful rural setting of Holmesfield, close to the Peak District, Chesterfield and Sheffield, Chandlers Building Surveyors Ltd specialises in building defects analysis for both residential and commercial properties throughout the country.

Invariably, where homebuyers reports and valuation reports highlight problems with the subject premises, the author of the report often requires further input from a Professional Building Surveyor.

The typical fixed price fee for a domestic property defects analysis is from £200.00.


Experienced analysis reporting
Chandlers Building Surveyors Ltd have been involved in numerous residential defects analysis, these include:
  • Mould growth and condensation in roof voids, resulting in rot occurring in roof timbers.
  • Trussed roofs not constructed in accordance with current standards with associated defects causing structural problems not only in the roof structure itself but also in the associated masonry walls. Remedial work being required prior to marketing the property.
  • Various structural defects have been identified which involve cracks above external windows and internal openings, cracking between extensions and the main building are also quite common.

Expert Advice

Schedules of Condition
A Schedule of Condition records the state of condition to a property at a given point in time.  They are used for a number of purposes including, recording the existing condition prior to the agreement of a Party Wall Award, to limit the repairing obligations of a lease, following construction works and to protect owners and occupiers within shared properties.  

A Schedule of Condition is undertaken prior to a lease agreement and often not relied upon until the lease expiry. It is at this point the benefit is realised for having a detailed Schedule, the benefits of which can include being able to limit the negotiations at the end of a term when a Dilapidation claim may be brought and can also limit the financial impact relating to the condition that the property is returned in.   

A schedule of condition can be undertaken in conjunction with a Pre Lease survey or a Pre-Acquisition survey.
